Root Causes1. First coat applied before the previous layer was fully dry—moisture trapped inside2. Wall moisture content >10 % with no damp-proof primer or surfactant3. Failed or missing exterior waterproofing letting rainwater seep through.

- Moisture-meter checkpoint: do not paint until the reading is <10 %.
- Remove mold → 1:10 bleach wash → air-dry 48 h → apply anti-mold primer → repaint.
- For exterior leaks: patch with waterproof mortar or clear waterproofing resin; re-coat the entire wall if needed.
